Be a Super Host - with an AirBnB or VRBO decorating plan

Are you ready to earn some money with your home? An empty nest, an un-used guest room, a 2nd master suite — all of these can be converted to an AirBnB or VRBO short term rental.

During this era of pandemics, a room with a separate entrance and private bath can earn extra income while maintaining your and your guest’s privacy and health. Here are a few tips to get your property ready for guests.

  1. People become guests the moment they see your home. The first impression is crucial. As they drive or walk onto your property they are deciding if they are lucky or unfortunate to have found your guest quarters. Look critically at your driveway/entryway area and make it warm, welcoming and tidy.

  2. Cleanliness is everything: Touch-up paint and caulking. Clean all headboards, seating, light switches, door handles and appliance handles. Everything operational must work (electric teapot, coffee maker, hair dryer, etc.).

  3. Be sure to have GFI - ground fault circuit interrupters installed for electrical safety - ESPECIALLY near sinks and tubs.

  4. Have duplicates of ALL textiles (including throw rugs, bedspreads and duvet covers) so you can quickly change them between guests and clean them at your leisure.

  5. Eliminate all unnecessary textiles. No textile toilet seat covers. Replace curtains with blinds or shades when possible. Replace grimy potholders. Replace textile throw rugs with rubberized comfort mats (sold for kitchen work stations).

  6. Disposable gloves, sanitizer and masks must be accessible for the guests.

  7. Make available extra sanitizer wipes for guests to do additional cleaning at their discretion.

  8. Seating areas are valuable - the suite ideally has two chairs and a table set BOTH inside and outside.

  9. Be sure to have an outside private seating area if possible. Or at the least, designated solely for your guests.

  10. Have available wifi and charging stations.
